Best Waterfront Condos in St. Petersburg, FL (2026 Guide)

From The One and Saltaire to Dolphin Cay, Bacopa Bay and Coquina Key: where to find waterfront condo living in St. Pete β€” and what to check first.

Waterfront condos are what St. Petersburg does best: sunrise over Tampa Bay from the balcony, the marina below, the Pier and Beach Drive a short walk away β€” or, further south, a quiet gated community with its own docks. This guide walks through the main waterfront condo options in the city, from new luxury towers downtown to established communities with more space for the money, plus what to check before you buy in 2026.

Downtown luxury towers

Downtown’s skyline has been transformed by a wave of luxury residential towers with concierge service, resort-style amenities and views across the bay. They are the most in-demand residences in the city.

  • ONE St. Petersburg (“The One”) β€” a downtown landmark combining residences with hotel-style amenities.
  • Saltaire β€” a newer tower where a penthouse sold for $8.25 million in 2024, the city’s record at the time (St. Pete Rising).
  • The next generation β€” new towers such as 400 Central and Art House, and the planned Waldorf Astoria Residences, where a $27 million penthouse sale set a Tampa Bay condo record (St. Pete Rising).

Established bayfront buildings

Downtown and Old Northeast also have waterfront buildings from the 1970s–2000s with larger floor plans and unbeatable locations along the bayfront parks. They can offer more space per dollar than the new towers β€” but because they are older, their milestone inspections, reserve studies and any special assessments deserve close attention (see our 2026 condo buying guide).

South St. Pete waterfront communities

South of downtown, gated waterfront communities offer resort-style pools, docks and water views at more approachable prices. Two I am often asked about are Dolphin Cay and Bacopa Bay:

Nearby, Coquina Key is home to Waterside at Coquina Key, a large waterfront condo community β€” and where I live. It is a good example of both the opportunity and the homework in today’s market: prices are approachable, and buyers need to understand the community’s 2026 special assessment before they buy.

What to check before you buy a waterfront condo

  1. Milestone inspection and SIRS β€” completed? Repairs funded? Reserves on schedule?
  2. Special assessments β€” approved, proposed or likely, and who pays at closing.
  3. Insurance β€” the association’s master policy and deductible, plus your HO-6 and flood coverage. See our flood and insurance guide.
  4. Flood history and parking garage elevation β€” especially after Hurricanes Helene and Milton.
  5. Rental rules β€” minimum lease terms and caps matter if you plan to rent part of the year.
  6. Financing eligibility β€” some buildings are limited to cash or portfolio loans until repairs are complete.
  7. Fees and what they include β€” compare HOA dues building by building, including what is covered.

The association insures the building, but owners should consider their own flood and HO-6 coverage, and lenders may require flood insurance depending on the building’s flood zone.
