Waterside at Coquina Key, canals, bay views

Coquina Key is a waterfront neighborhood in south St. Petersburg, surrounded by Tampa Bay and a network of canals, about ten minutes from downtown. It offers some of the most approachable waterfront living in the city β€” from condo communities with bay views to canal-front single-family homes β€” and it is also where I live, so I follow every change here closely.

A little history

Coquina Key was once known as Lewis Island, named after early St. Petersburg businessman Edson Lewis, who bought the land in 1910 when it was still a peninsula. A channel dredged in 1923 turned it into an island; the 1920s land bust put development on hold for decades, and the neighborhood as it is today grew after World War II, with the Coquina Key Plaza shopping center opening in 1957 (I Love the Burg).

Lifestyle

Life here is about the water: dolphins and manatees in the canals, sunsets over the bay, kayaking and fishing. It is quiet and residential, yet close to everything β€” downtown’s restaurants, the Pier and the waterfront parks are a short drive away, and I-275 connects you quickly to Tampa and the beaches.

Homes you will find

  • Condo communities β€” including Waterside at Coquina Key, a large waterfront community with North and South sections, offering some of the most affordable water-view living in St. Petersburg.
  • Canal-front single-family homes β€” many with docks and boat access to Tampa Bay.
  • Updated and rebuilt homes β€” including newer construction built to current flood standards.

Waterside at Coquina Key: what buyers should know in 2026

In 2026 Waterside’s owners approved a $13.2 million special assessment, allocated by unit square footage and payable over 36 months without interest. It funds structural repairs, stairs, patio pavers and fences, AC stands, the seawall, engineering and permitting, and a contingency. Units continue to sell β€” recent sales ranged from about $130,000 to $328,000 β€” and completing the work is expected to strengthen the community’s marketability and help with financing. I explain the details in my video updates:

If you are buying here, make sure the contract states who pays the remaining assessment balance, and read our guide to condo inspections, reserves and special assessments.

Who it is best for

  • Buyers who want water views or a dock at a lower price point than the island neighborhoods north of downtown.
  • First-time buyers and investors looking for value close to the city.
  • Boaters who want quick access to Tampa Bay.

What to know before you buy

  • Flood risk: Coquina Key is low-lying and was affected by the 2024 storm surge. Check the flood zone, elevation and the home’s or building’s flood history β€” see our flood and insurance guide.
  • Condo finances: review assessments, reserves and the master insurance policy.
  • Seawalls and docks: inspect them along with the home.
